The South End of Dixie Highway Now Has a Weekday Errand Run

October 8, 2026

The newest businesses on South Dixie Highway sell the things a household runs out of on a Tuesday. A grocery store opened in June at 8111 S. Dixie Hwy. A sandwich café with a pickup window is set for 7170. An island coffee shop has announced a second location at 4919. Each one serves short, frequent trips, and all three sit south of Southern Boulevard, where the SoSo Design District made its name on showrooms and specialty food.

Here is what is open, what is still a sign in a window, and what to expect on the way there through the end of the year.

Where SoSo Started

When the Palm Beach Post covered the design district's launch in September 2025, it described the South Dixie businesses as mostly local, independent and founder-led. Today's dining directory on the district's website shows the same character: The Blue Door, Don Ramon, Earth and Sugar, Field of Greens, Fresh Catch Seafood, Gourmet Galaxy, Makeb's, Mary Lou's, Mr. B's and Palm Beach Meats.

Several of those names point to a single specialty, like Palm Beach Meats and Fresh Catch Seafood. The directory presents the district as a mix of dining, specialty shopping and design businesses, and nothing on it is a full grocery list in one stop.

That is the gap the 2026 arrivals fill.

The Grocery Anchor at 8111

West Palm Beach's first Trader Joe's opened on Friday, June 12, 2026, at 8111 S. Dixie Hwy., according to WPTV. The store's official listing shows it open daily from 9 a.m. to 9 p.m. It lists staples, meat, bakery goods, produce, cheese and flowers along with its own specialty items.

The store is part of The Sound, an eight-story building with 358 apartments developed by Woodfield Development and Flagler Realty & Development. The Sound's leasing site is now advertising studios through three-bedroom units and offering in-person and virtual tours.

The retail space is still filling in. Florida YIMBY reported in March that The Sound's ground-floor commercial space totals about 19,000 square feet. Trader Joe's leased 15,000 of it, and the remaining 4,000 square feet can serve one tenant or two 2,000-square-foot storefronts. As of early October, no second tenant has been named.

So the south end of the corridor now has a store built for weekly shopping and a residential building above it. Both serve people who live nearby.

A Café Built Around Pickup at 7170

Parma Palm Beach comes from the family behind Joseph's Classic Market, and its own website lists 7170 South Dixie Highway with the words "Opening Fall 2026."

The reported menu centers on chopped-chicken wraps, sandwiches, salads, pastries, smoothies and coffee. That includes sourdough hoagies made with Bread by Johnny, focaccia baked in-house, coffee roasted by Floridian Coffee Co., and pastries from Lingonberry. The plans include indoor seating and a pickup window for takeout and delivery orders.

The pickup window is the detail that matters here. Like a grocery store, it serves quick, frequent stops more than long sit-down meals.

On timing, the Palm Beach Post reported on July 17 that Parma expected to open in September. September has now passed, and the official site still says fall. Until the business announces an opening day, treat Parma as coming soon.

A Coffee Stop Planned for 4919

Drift Palm Beach, the café on the island, plans a second location at 4919 South Dixie Highway, according to a July 31 report from WhatNow. The report describes Drift's offering as specialty coffee, breakfast and lunch, smoothie bowls, pastries, sandwiches and salads, served all day.

That report described a plan. No opening date has been confirmed since.

The Corridor by Address

Taken north to south, the stretch lines up like this as of October 4, 2026:

Address on S. Dixie Hwy. Business Status
4919 Drift Palm Beach, second café Announced in July; no opening date
5700 The Blue Door Open; listed in the district directory
5710 SoSo Sunset Market Saturday, Nov. 21, 5 to 8 p.m.
7170 Parma Palm Beach Official site says "Opening Fall 2026"
8111 Trader Joe's at The Sound Open since June 12, daily 9 a.m. to 9 p.m.

The established district sits in the 5700 block. The newer daily-use businesses sit at both ends. Drift would add a coffee stop north of the district core. Parma and Trader Joe's push the food options south toward the 8100 block.

Putting a Weekly Run Together

With the pieces above, a weekday errand run on this stretch can now cover most of a household's list without leaving South Dixie. Here is one order that follows the addresses from north to south:

  1. Specialty stops in the district. Palm Beach Meats and Fresh Catch Seafood both appear in the district directory. Field of Greens is also on the district's dining list.
  2. Lunch or a coffee. The Blue Door at 5700 or Mary Lou's from the same directory. Parma at 7170 can join this stop once it opens.
  3. Staples last. Trader Joe's at 8111 carries produce, bakery, cheese and flowers, and it stays open until 9 p.m., which suits an evening stop after work.

Ending at the grocery store means cold items go straight into the car and home. Simple, but it helps in October heat.

What Slows the Drive Through December

The City of West Palm Beach's Road and Dock report from September 9 lists two projects in the South End expected to run through December 2026.

Sewer lining on residential streets

Intermittent lane closures for sanitary-sewer lining are scheduled on these streets:

  • Linda Lane
  • Palmetto Street
  • Bunker Ranch Road
  • Putnam Ranch Road
  • Murray Road
  • Russlyn and Rilyn drives

The city says two-way traffic is maintained during this work.

South Flagler House frontage

Construction at South Flagler House has closed Currie Crescent east of South Olive Avenue, the southbound lane of South Flagler Drive along the project frontage, and the frontage sidewalk. The city's August 6 report also listed Diana Place as closed between South Olive and South Flagler, but that closure is missing from the September 9 list. These closures sit on the waterfront side of the neighborhood, so they matter more for anyone cutting over to Flagler than for anyone staying on Dixie.

December is the city's scheduled end date, not a confirmed finish. The city's weekly road report is the place to check before relying on a reopened street.

Two Fall Dates Worth Saving

The SoSo Design District lists its SoSo Sunset Market for Saturday, November 21, 2026, at 5710 S. Dixie Hwy., with local vendors, food, drinks and live music. The Eventbrite listing sets the hours at 5 to 8 p.m. and calls it the first Sunset Market of the season. It is the only fall date posted on the district's event page so far.

Farther north, the West Palm Beach GreenMarket opened its 32nd season downtown on Saturday, October 3, with produce, vendors, live music, chef showcases and workshops. The GreenMarket covers Saturday mornings downtown, and the Sunset Market brings a Saturday evening event to South Dixie in late November.

The Sunset Market sits next door to The Blue Door at 5700, in the middle of the stretch, between the specialty shops and the newer businesses to the south.

When a grocery store opens down the street or a new building goes up nearby, it affects what homes on the surrounding blocks are worth and how they're described to buyers. If you live south of Southern and want to know what South Dixie's changes mean for your street, Abbey Adair at A+ Realtor can walk you through it, the way a teacher would, one block at a time.
