Palm Beach County’s real estate market continues to show a split personality — solid momentum for single-family homes and a much slower pace for condos. Here’s a clear look at what’s happening and why.
Single-Family Homes: Momentum Is Back
October brought a noticeable jump in activity thanks to mortgage rates slipping back into the mid-6% range.
With improved affordability, buyers stepped back into the market, and the numbers prove it:
- $615,000 → $643,000 average sale price from September to October
- Nearly 20% more closed sales than this time last year
- Inventory holding steady at 5 months
This sector remains balanced, competitive, and strong, especially for homes that are updated and well-priced.
Condos: Slow All Year, and Still Slow Now
The condo market in Palm Beach County has been sluggish throughout 2025 — and that pattern continued in October.
- About 9 months of supply
- 70+ days on market
- Little to no price appreciation for sellers
While the MLS reports a $315,000 median for condos/townhomes combined, individual condo sellers generally aren’t seeing year-over-year gains. Buyer caution, elevated costs, and stricter financing requirements have kept this segment stagnant.
Why This Isn’t a Market Crash
The contrast between the two segments can look confusing, but it’s not a crash — it’s a market adjusting differently across property types.
