Palm Beach County Housing Market Update: 2025 Recap and What It Means Going Forward

As we close out 2025 and look ahead, the Palm Beach County housing market tells a clear story of stability, steady demand, and continued movement despite shifting conditions.

I’m often asked, “How’s the market?”
The honest answer is simple: it’s active.
And the data supports that.

Single-Family Homes: Stable Prices and Strong Demand

In 2025, Palm Beach County recorded 13,969 closed sales of single-family homes, surpassing 2024’s total of 13,317 sales. Buyer demand remained consistent throughout the year, even with interest rate changes.

What stands out most is price stability. We ended both 2024 and 2025 with the same median sales price of $630,000, which is a strong indicator of a balanced and healthy market rather than one in decline.

Inventory also tightened moving into the new year.
At the end of 2024, inventory hovered around five months. As we head into 2026, we are closer to four and a half months, signaling less available inventory and continued demand.

Condos and Townhomes: Slower Pace and Higher Inventory

The condo and townhome segment followed a different path in 2025.

Sales volume in 2024 was approximately 1.7 percent higher than in 2025, and average prices softened slightly. At the end of 2024, the average price was around $320,000, compared to roughly $310,000 at the end of 2025.

Inventory remains elevated at about eight and a half months, which has contributed to longer days on market and slower overall movement in this segment. Compared to single-family homes, condos and townhomes continue to require more patience and a strategic approach.

Interest Rates: Holding in the Low Sixes

As of late January, mortgage rates are sitting in the low six percent range. With the Federal Reserve pausing additional rate cuts, expectations are that rates may remain in this range for the foreseeable future rather than dropping significantly.

For buyers who have been waiting for a dramatic shift, this is an important reality. The market is moving now, not later.

The Bigger Picture

The Palm Beach County housing market in 2025 was not defined by extremes. It was defined by consistency.

Prices held steady.
Sales remained strong.
Inventory tightened.
Different property types moved at different speeds.

This aligns with what I’m seeing daily in real time. I currently have four listings coming up, two active listings, two buyers under contract, and I am actively working with additional buyers right now.

The market is not waiting, and neither are the people making moves.
