Palm Beach County Real Estate Market Update: Strong Start to 2026

The Palm Beach County real estate market is off to a strong start in 2026, with rising home prices, steady buyer demand, and improving market balance.

Single-Family Homes Continue to Lead

We closed out both 2024 and 2025 with a median single-family home price of $630,000, showing strong price stability. By the end of January 2026, that median price climbed to $700,000, signaling increased demand despite mortgage rates around 6 percent.

Inventory Is Rising but Still Healthy

Housing inventory has increased from 4.6 months at the end of 2025 to 5.2 months today. While buyers now have slightly more options, inventory remains lower than early 2025 levels, keeping the market competitive.

Sales activity also increased year over year:

  • January 2025: 850 homes sold

  • January 2026: 937 homes sold

More buyers are actively entering the Palm Beach County housing market.

Condo Market Showing Signs of Stability

The Palm Beach County condo market continues to carry higher inventory, but conditions are improving. Many associations have completed milestone inspections and reserve studies, helping stabilize condo fees and improve buyer confidence.

Some communities are already seeing fees level off, with potential decreases expected as reserves strengthen.

Interest Rates and Market Outlook

Mortgage rates are currently hovering around 6 percent, and expectations are that rates may remain near this level for the near future.

Overall, Palm Beach County remains a stable and active market heading into 2026, with strong single-family demand and gradual improvement in the condo sector.
